At Michael's Painting we Start off by Removing all the hardware from surfaces to be painted, such as switch plates, door knobs, strike plates, ceiling and wall fixtures, blinds, window treatments, etc. to enable painting behind objects, not just around them. 

Then we mask and cover the flooring, furnishings, counter tops and appliances to protect from all prep work and paint applications.

We patch all ceiling and wall cracks where needed, then finish sand the patches to match original ceiling and wall textures.

We sand all doors and door casings, baseboards, window sills, cabinets and any other interior wood trim to be painted. Fill wood surface imperfections with ready patch, the strongest patching compound available. Caulk any gaps around doors, door casings, baseboards, window sills, cabinet boxes and wood trim with a top quality caulking.

 Then we block sand ceiling and walls, 

wash ceiling and walls with TSP solution.

Then we spot prime any ceiling or walls or trim that where repaired with a top quality sealer.

Then we apply two full coats of top quality, 100% acrylic finishes to all surfaces to be painted.

We reinstall all removed hardware and thoroughly clean job site of any work related debris.

We leave extra labeled paints for future use and reference,

At Michael's Painting we start of Pressure washing all surfaces to be painted to remove loose paint, dirt, algae, mold and or mildew.

Then we remove all hardware from surfaces to be painted, such as exterior lights, mailboxes, etc. to enable painting behind objects, not just around them.

Then we scrape and sand all wood surfaces to be painted, we remove any rust from gutters, metal fencing, etc to be painted.

We then patch wood surfaces as needed with ready patch, the strongest patching compound available.

We caulk gaps and openings around fascias, siding and trim with a top quality caulking to seal out moisture and preserve wood surfaces.

Patch any cracked, chipped or missing stucco or plaster with the appropriate patching material to match original surface finish.

Mask off windows, Cover plants, shrubs, walkways, patios, etc. to protect them from paint applications.

Then we spot prime any bare wood and wood patches with a top quality primer designed for wood surfaces.

Spot prime stucco patches with a top quality primer designed for masonry surfaces.

Spot prime or fully prime rusted metal surfaces with industrial grade red oxide rust inhibitor primer.

Then will apply two full coats of top quality, 100% acrylic finishes on all surfaces to be painted.

Reinstall any removed hardware and thoroughly clean job site of any work related debris.
